After obtaining a B.S. degree from Oral Roberts University in Tulsa, and then starting a Masters program in Virology at Arizona State University, Dan decided to pursue a self-employed career and chose real estate sales, mostly because the thought of working in a lab as a career was not too appealing. He moved back to his home state of Montana and obtained his Real Estate license in 1981. He purchased his first rental in 1982 and in the next three years purchased three duplexes, three single-family homes, and four mobile homes. In 1986 he moved to Denver, sold all but one of his rentals, and began a career in residential mortgage lending. In the early 1990’s he did a 1031 exchange of his last duplex in Montana and purchased a townhouse here in Denver. Over the course of the next 15 years he purchased and sold three fix and flips, and was a general contractor on a scrape off project wherein an old home was demolished and a new two-story home was built. He also remodeled two other homes, and was the general contractor on a “pop-top” in which he currently lives. He also owns vacant land in a subdivision near Larkspur, which is under development and he is working on zoning changes with the county.
In 1996 he started his own mortgage company, Yellowstone Mortgage, Inc., and has his real estate broker’s license with A Better Way Realty.

I have been licensed and selling real estate since 1981. My GRI designation was received shortly after being licensed in Colorado. My family and I moved to Colorado in 1973 from the boring state of Nebraska. Yes the Big Red state!
I enjoy the usual hobbies of golf, hunting and gardening(I get down to earth doing this). My strong interest in helping people buy and sell their dream homes is my goal in real estate.
I have lived and operated multiple businesses in and around Denver for the better part of the last 20 years. It is these varied entrepreneurial exploits coupled with my vast experience in the real estate market that makes me not only a Realtor, but a business expert. I strive to bring a fresh new approach to real estate investing. I own a variety of rental properties including single family homes, duplexes and small apartment buildings. Feel free to ask me about my daughters’ college fund that is packaged into one of our rentals. I have also started and managed a successful partnership which has done fix and flips as well as multiple buy and hold properties.
My business is to assist people in building wealth and cash flow through smart real estate investing. So when you decide that you’d like to buy or sell a home or commercial investment property in Colorado, please contact me.
Jim’s role is to help you design a business plan to meet your goals and assist you with selection of the financing. Jim has 30 years of rental property experience. Starting in the early ‘80’s, Jim began forming partnerships. By 1986 he formed 13 partnerships, each buying a specific property in Colorado, Wyoming, or Florida. These were mobile home parks and self storage facilities. These partnerships were comprised of about 300 different individuals who contributed a total of about $2,800,000 and purchased $12,000,000 of property. Subsequently, these properties were sold for $20,800,000.
From 2007 until now, Jim has formed five Partnerships. Four of these Partnerships own self storage facilities in Alabama and New Mexico, totaling over 2,100 spaces. Two hundred partners contributed $6,500,000 and purchased $12,500,000 of income properties.
The fifth Partnership is designed to do fix and flips. A total of 40 Partners invested $1,350,000. Since it’s inception in 2010, this Partnership purchased, remodeled, and sold 29 homes. The purchase price of these homes was $3,650,199 and they resold for $5,485,882.
